| | | Les Jardins de Saint Benoit is an exclusive resort development situated in the picturesque village of St Laurent de La Cabrerisse offering spectacular breathtaking views across the hills and vineyards of the famous wine district of Corbieres deep in the Languedoc.

The Development

Flexible Personal Usage & Investment Options available on all units
Non Leaseback Option. As an outright purchase of the property, this option is for purchasers who wish to enjoy their holiday or second home with all the facilities at Les Jardins de St Benoit as they please without restriction. There is a rental pool if desired with owners receiving 60% of all income generated. No reclaim of VAT is possible.
Leaseback options
There are four leaseback options each with a distinct set of features but all covered by a 9 year renewable commercial lease benefiting from a full 19.6% VAT refund and index-linked guaranteed rental incomes.
Pure Investment Option. This is designed for investors looking to achieve a maximum possible cash return on the property and generates a return of 4.5% based on the net property price after the VAT refund. Thus, a one bedoom property costing €205,000 will return an annual income of €9,225. The Pleasure Investment. This option offers a practical mix of strong financial returns together with ample opportunity to enjoy the property. A net return of 5.12% is achieved made up of 3.5% cash return and 1.62% in personal holiday credit vouchers. Thus, a property costing €205,000 will provide cash returns of €7,175 along with €3,321 in credit vouchers to be offset against personal usage. The Leisure Investment.This option is designed for those who wish to avail themselves of all that Les Jardin de Saint Benoit has to offer and also enjoy a sizable rental return.
