La Bastide is located close to Bédarieux, 35 km north of Béziers, between Perpignan and Montpellier. The house is about 45 minutes, by car, from the Mediterranean. The larger part of this tranquil 12th century Bastide is for sale. With thick walls built of stone and in a clearing on the bank of the river Orb, this romantic house is situated around a courtyard and reflects its history, having the characteristics of a fortified house, a castle and a farm.
The surroundings
La Bastide is at an altitude of 200 meters above sea level and is surrounded by vineyards fed by springs and rivulets, an area always green and succulent. Facilities for leisure activities such as hiking and cycling, wild water canoeing, horseback riding, golf and tennis as well as cultural events such as concerts, exhibitions, ballet and theatre are in the vicinity. And, of course, la Bastide is situated on the Orb with clean water for swimming and a cascade right next to the house. There are attractive little towns and villages in the neighbourhood. Lovers of French cuisine can enjoy themselves to the full, as can those who like shopping. There are boutiques, boot sales and sophisticated supermarkets. Or just sip a beer on a sunny terrace. The area benefits from a true Mediterranean climate. The landscape is hugely varied, mountains, valleys and gorges, high plateaux and then there is the coast.
The building
For the last seventeen years la Bastide has been a chambres d'hôtes. The nine bedrooms can accommodate about twenty people and vary in size from two each of approximately 15, 20, 30 and 40 square meters to one bedroom of 50 square meters. The facilities include two bathrooms (one en-suite), two shower rooms with toilets, one separate shower and one separate toilet. Accessible via the beautiful stone spiral staircase, the kitchen is about 20 square meters and is situated next to, a living room of 30 square meters with a large adjoining south facing terrace, a perfect place for a large party to dine on warm nights. For the enthusiastic renovator, 150 of the house’s 550 square metres are still available to be developed. The sale includes two riverside gardens of 400 square meters each and the 200 square metre courtyard. The use of the courtyard is shared with two neighbours. In 17 years this has never caused a problem.
Maintenance.
The building is in fair condition. Restauration is not necessary, a refreshment is enough. Foundations, walls, roof, electricity, water supply, drains and sewerage are in fair to good condition. Mains sewage will be connected within the next few years and mains water will also become available soon as well. Some of the windows and shutters require painting. The roof needs regular attention which is normal for old buildings with authentic tiled roofs.
How to reach the Bastide?
By plane. Ryanair fly to Montpellier, the closest airport, Nimes, Perpignan and Carcasonne. British Airways have a Summer schedule from Gatwick to Montpellier. By train. The TGV services Montpellier and Beziers and there is a rail link from Beziers and a bus link from Montpellier to nearby Bédarieux. By car, there is a motorway from Paris via Clermont Ferrand and it passes over the new Lord Foster designed Millau viaduct, the highest in the world. By bus. The bus service passes the end of the lane and terminates at Montpellier railway station.
