| | Features: | | | | The Chalets is situated in the beautiful traditional village of St Sorlin d Arves in the 4th largest French ski area at the heart of the French Alps.
The Location
Saint Sorlin d Arves lies at an altitude of 1600 metres, dominated by a glacier at 3,464 metres and at the heart of the Maurienne Valley in Savoie. An unspoilt traditional village, Saint Sorlin d Arves is one of the resorts that makes up the ski area of Les Sybelles, the fourth largest in France with over 310 km of pistes. Along with other resorts in the ski domain of Les Sybelles, Saint Sorlin d Arves has recently expanded in keeping with the local architecture and as a result has attracted some major UK tour operators making it an excellent place to invest.
There are great facilities in this village and as it is not a purpose built ski resort, it has a fantastic all year round community feel. There are plenty of bars, restaurants, shops and facilities in the village as well as in the neighbouring St Jean dArves.
Activities in the region span the whole year with a large amount of skiing at high altitude in winter as well as ice skating, dog sledding and snow shoe walking. The skiing area is fantastic with around 310 km of pistes and runs to suit everyone in this family orientated resort. The snow fall is good in Les Sybelles and the ski area is at a high altitude with St Sorlin itself at 1600metres. Furthermore the ski pass for the area is extremely good value.
In summer it is primarily mountain biking, walking and general outdoor activities. Within an hours drive you can reach Italy and there are lots of activities such as white water rafting and quad biking within the surrounding area. The resort is very busy in the summer, with lots of activities for children. There are also the usual national holiday celebrations such as Bastille Day 14th July with dancing and street celebrations. The Tour de France also passes through the village every 2 years.
The Development
This new development of 40 semi detached chalets is in a prime location, close to the resorts main ski lifts and the centre of the village.
As the second phase of this programme, les Chalets de L Arvan will be composed of 40 semi detached chalets ranging from 2 bed to 4 bed properties. All will be constructed in keeping with the local architectural style. The beautiful wooden facades will reinforce the typical savoyard charm.
All of the chalets will have a terrace and the majority will be south facing in order to make the most of the stunning views of the mountains and the surrounding pistes. Each dwelling also comes with a private ski locker and an exterior parking space.
The residence will offer high quality fixtures and fittings and particular care has been taken with the design to make the most of the space and functionality of the rooms. The kitchens will be fully equipped with hob, microwave, fridge and the all important dishwasher and the bathroom will also be fully fitted. Furnishings and decor will be neutral and all doors, window frames and staircases will be constructed from wood to give the chalets a comfortable yet traditional feel.
The Investment
The leaseback contract is with the management company Odalys who are the second largest in France and who benefit from an enviable reputation with the largest tour operators in France. The initial contract will be for 11 years and the purchaser can choose whether to accept a higher yield of 3.5% without usage or 3% with 3 weeks usage. This development is financed on the net (can also be financed on the gross) and therefore the developer will fund the VAT for you.
