| | | A restored canal-side cottage with a private courtyard garden and the possibility of an established mooring.
Rural though not remote, this lovely little cottage is located in a superb position and is a mere stones throw from the canal in one of its most photogenic spots. The cottage is situated on a picturesque 12th century wine producing domaine, the ‘Domaine de Millepetit’, as featured in TV chef Rick Steins’ ‘French Odessey’ in 2004. This small domaine or estate is located on the banks of this famous canal, a UNESCO World Heritage Site, in the shade of its’ equally famous 400 year old Plane trees, 8kms from Carcassonne.
It’s presented in excellent decorative order throughout, having recently been sympathetically reburbished to a high standard, well insulated with double glazed units. The cottage has retained its charm and character, with the addition of a modern bathroom and well equiped contemporary kitchen.
The present owners live here all year round, however the cottage would also make an ideal lock up and leave property. The cottage has been completely refurbed, taken back to the shell, replumbed and rewired, now with excellent insulation, the effectiveness of which is reflected in the minimal cost of the yearly utility bills. The local annual associated property taxes are also minimal. Though currently set up a one bedroom, it is actually a 2 bedroom cottage...a bed settee provides a solution for visitors.
The courtyard garden is accessed from the upstairs lounge through double doors and is enclosed on three sides...in the sunny Languedoc, it’s great all year space.
Apart from the secluded courtyard there is also the possibility to aquire an already established mooring on the canal, complete with a small terraced herb and cactus garden, a very pretty area from which to enjoy passing canal activity.
Location The location of the cottage is hard to beat along the length and breath of the ‘Midi’, it offers views across to the local vineyards, with our very own local Cathar stronghold, the Chateau de Miramont, a 9th century Visigoth castle, only a short distance away and worth the visit for the rewarding views. It is quite visibly perched on a promontory on the Alaric mountains, overlooking the canal. This chateau was famously destroyed by Simon de Montfort’s troops in 1210. ...On one side we have views of the Alaric mountains, with it’s ancient dolmen and caves, whilst on the other side we have the fantastic Montagne Noire.
The canal views are a given!
Your nearest town is the port of Trebes, easily accesssed on foot along the canal towpath if you choose, with a population of 6,500 it offers banks, post office, restauants, bars, library, supermarkets, pharmacies, doctors etc. it has all facilities you might ever need for day to day living. Close by is Carcassonne, which has a very handy Ryanair’ airport and ofcourse the famous medieval ‘La Cite’, our most famous local visitors attraction.
Located only 50 kms from the coast, where you’ll find some of the finest beaches the Med can offer, only a little further to the north are our closest winter sking resorts...there’s something here to suit everyones taste.
History This wine domaine is situated on a fertile plain is steeped in history and it appears has always been a popular place to live, officially extending back as far as early Neolithic times, the remnants of a pre 3,500 bc hill fort can still be seen on the hill located at the back of the cottage. Evidence of Roman occupation has also been found, with Gallo Roman roof tiles and Amfora pieces having been discovered in the surrounding domaine vineyards, being situated fairly close to the ‘Via Domitia’ the Roman road which once connected Italy to Spain...the area around the estate and beyond is a treasure hunters dream. The domaine cottages and our own magnificent Chateau de Millepetit, also experienced at first hand German occupation during the second world war, there was a military airstrip on the domaine and an underground bunker was recently discovered on the estate.
The Culture À côté du canal, in the 'Land of the Oc’, in an area where it seems that one village is more beautiful than the next and where the Languedocienne sun is guaranteed to shine for more than 300 days of the year. The Occitane culture and language are presently enjoying a popular revival and the Aude is often referred to as ‘Cathar Country’ the historical evidence of which is here in abundance.
Local Wine Tasting A well priced delicious source is to be found on your doorstep, your neighbours here at Millepetit make their own red, rose and white right here on the domaine, also a few minutes walk away from Millepetit along the towpath you'll find Chateau Millegrand who produce various bronze medal award winning wines.
The Climate The climate of the Aude is fairly typical to that of the Mediterranean with long hot summers, temperatures often reaching over 30 degrees centigrade, with short, mild winters.
Outdoor Pursuits After crossing the Millepetit canal bridge you can walk or cycle in either direction, as far as Agde or Aigues Mortes on the Canal du Midi or branching off on to the Canal de la Robine you can also head down to Port la Nouvelle. All located on the Mediterreanean coast, ofcourse in the opposite direction you can reach Bordeaux on the Atlantic coast.
Also based at Millegrand is Equipassion, an equestrian centre, you can ride out along the canal for around 20 euros an hour. On the other hand if boating is your pleasure the Canal du Midi is the gateway to both the Mediterranean and the Atlantic, adventure and a 'bonne voyage’ is guaranteed on route.
Mooring There is also the possiblity of aquiring an already established mooring on the canal, providing an permanent, cheap and safe mooring for your boat...Canal depth 2metres.
N.B. Coming up for sale in the spring will be our 36‘ yacht. A superbly constructed boat, the hull designed by Maurice Griffiths from 1974, with elegant lines she has been converted from a ketch to a well balanced sloop, as part of program of modernisation, waiting the last few finishing touches, her restoration is nearly complete. Suitable for both the sea and canal, photo file available in advance, she is presently wrapped up for the winter.
