The house:-
On the ground floor is a traditional farmhouse kitchen (25m²). In the kitchen are windows to the front and rear with doors at both front & rear. There is a wood burning Rayburn stove in the kitchen that will remain in situ. The Rayburn is used for heat and cooking only. Outside the rear door is a utility room that holds fridge, freezer, washing machine, dryer, hot water boiler, outside toilet and wash hand basin (WHB). It also used as a storage space.

Through the kitchen into the lounge (30m²) with wood burning stove. The lounge has original tomettes and a double window to the front and patio doors leading to the rear terrace and garden, stairs with under-stairs cupboard leading to the upper level.

Upstairs is a large bedroom (25m²) with large windows to front and rear. From the rear window you exit onto a balcony with table and chairs, looking out over the 2.5 acres of gardens. This room is possibly too big and can be split into 2 rooms without too much trouble.

Gite One (ground floor) :-

General:- you can walk along the 1st floor between all gites and main house to assist on change-over days.
The original oak beams have been left exposed throughout the whole property. Main beams measure approx’ 40cm across. All beams have been treated.
The property is connected to mains water and electrics (60amp). Gas is via our 1000lt tank. Drains are into septic tanks (x2) that have recently been emptied. The septic tanks were fitted in the last 6 years and meet all current French regs’.
Pool and garden are refreshed via the well water. Well water has not been tested for drinking but our neighbours state that it was used for many a year before renovation. Well water can be tested at the local chemist for about 60Euro.
There is a possibility to purchase a part of a field to the North of the property and all of a large field to the West of the property (farmer retired this year). If you wish to proceed with the fields then you would need to negotiate directly with the owners regarding this matter.
We are presently running as a Gite/ BB. The French Tax Office recognise us as a Micro-Enterprise and as such we do not need to produce auditable accounts.
The Garden
The whole site is 2.5 acres. Most of the garden is set to lawn with some flower beds. There are several types of fruit trees: apple, pear, peach, cherry, sloe (for gin !) and a special type of apple tree used for making cider or eau de vie ! There is a boules court, hammock, ‘chilling’ chair, summer house with ornate metal table and 4 chairs, child’s play area ( 2 x metal apparatus and 1 x wooded apparatus ), 2 x 1 m playhouse with slate roof and sand pit. There is also 2 x oak barrels and 1 x oak hogshead that will be remaining.
The Pond
The surface area of the pond is approx’ 400m². In the pond are Carp ( <8lb), Tench (<5lb), many Roach/Rudd, a couple of Koi Carp and some goldfish up to fish finger size !
The Pool
The size of the pool is 7.5 x 3.5 and is no more than 1.3 deep. It is fully enclosed for security reasons and to reduce wind chill. There is a solar heating system, poolside shower, sun terrace, viewing area for the minders and a bleep alarm fitted on the entrance gate to advice parents gate has been opened. Also with a perimeter alarm to meet, and exceed, the current pool regs’ in France! Additionally, all cleaning equipment required for the pool plus any addictives/ chemicals to maintain the pool left at time of sale. Instruction on the maintenance and operation of the pool will be given.
Outbuildings
Shed :- 5 x 2m. basic construction holding push bikes, mowers*, garden strimmer* and fishing equipment*
Quiet area/outside bar:- Large double glazed window looking over the pool, dart board, separate entrance to pool area
Work shop :- approx’ 25m² with shelving
Utility area :- approx’ 25m² and is used for working outside and for cutting wood.
Wood store:- 2 x 2m basic structure for storing cut wood for the winter or BBQ’s. Currently there is enough wood for the 2007/8 winter.
Well :- Original well aprrox’ 5m deep and with an old housing. Working winding gear and pump.
Chicken coop and run.
Bread Oven to front of property. This structure is communal and is currently being renovated by the Commune. All that is left is the roof and they hope to have it completed before the end of 2008.
