| | | A very rare opportunity exists to purchase a 150 year old fully stocked 5 hectare lake, and an old water mill with all original workings still in place.
In its day this property was a thriving industry, as this lake produced most of the trout in the region to be sold at markets throughout, the old mill house served two purposes and was used for the milling of flour along with the preparation of the fish for market, so the building is split into two parts the mill section on one side using the flow of water to produce the flour, and on the other side the water supply feeding 3 fish holding tanks, where the fish were graded. Most of the equipment and mill workings are still in place.
The mill house will be granted with a CU to anyone purchasing to transform it into a habitation, this large building would make a remarkable 3-4 bedroom house with a display of mill workings left in most rooms making this a very un-usual and unique property, and it goes without saying the finished product would be extremely valuable.
The lake is a stunning 5 hectare lake stocked with trout, carp, pike, perch and roach and because of the lakes status of being an ancient lake that appears on the carte de cassini it does not need to have a 30 year authorisation that most fishing lakes require. The lake is completely private with no other parties having rights to fish it, and at least 60% of its banks are accessible to set up swims should a commercial fishery be required, it can be fished night and day, but because it has trout in it is subject to a closed season but this is during the winter months so would not affect any commercial venture. Also again because of the lakes history and status the local authority have taken responsibility for the maintenance of the dam wall and its flood gates and this is carried out at no expense to the owners at all, hence why the flood gates and dam wall are probably the best condition I have ever seen.
In total the property has over 1.5 hectares of land including river frontage and a meadow. Also by separate sale 2 mins drive from the lake and mill is a 3 bedroom habitable cottage, with a huge barn, another cottage for renovation and 6000m2 of land, would be great for offering rental accommodation for the lake clients.
